As an early member of the project team, K3 provides the insight from the general contractor’s perspective to help shape the planning process of the project. Our primary role is to provide the team with timely information regarding cost, schedule and efficiency of design to ensure that the most educated decisions are being made throughout the design development stage. We also develop a master schedule for the development team to stay on track with meeting milestone dates.

In order to provide such needed information our preconstruction activities include evaluation of existing sites, assessment of existing conditions, review of contracts/lease documents, landlord/developer requirements, life expectancy/condition of existing systems, and material availability. Working closely with the project team members, K3 provides the data and makes recommendations that meet the project goals while keeping the project cost and schedule on track. We also develop alternate means and methods of construction for reducing costs.

Once the development decisions are finalized, we continue to provide information to the design development team to aid in the efficiency and accuracy of the drawings development. K3 will conduct a thorough review of existing conditions and the drawings prior to documents being issued for pricing. Through our extensive database and thorough understanding of the pre-qualified subcontractor community our invited bidders list is tailored to each project. This “Right Sizing” of the project matches the appropriate vendors to the individual specifics and requirements of a project to ensure the best pricing and schedule.

In the bidding stage of the project, K3 will develop the invitation/instruction to bidders with proposed alternates as agreed to by the project team. The bid invites will include instructions to bidders, schedule and any special bid structure that may be required. K3 is responsible for conducting pre-bid site meetings, pre-bid requests for information and developing the scope of work for each trade. Through our extensive trade scope sheets we are confident that each trade’s price is accurately assessed to ensure completeness of the bids.
